Development partners are being sought for second major housing site at Enfield Council’s flagship Meridian Water scheme.
Meridian Two will deliver the first 100% affordable homes on the site as part of a mixed-use scheme, including new workspaces for local people.
The new workspaces will help to deliver a new economy for makers and creators, and transform the employment base within the Borough.
Enfield Council will oversee the delivery of the site and select the successful development partner, further demonstrating a genuinely new way of working for a local authority.
Enfield Council is seeking a development partner to deliver Meridian Two – a mixed-use scheme with 100% affordable housing and workspace – on its nationally significant Meridian Water project.
Meridian Water is a £6bn mixed use regeneration scheme on 85 hectares of land which will provide 10,000 new homes and 6,000 jobs in a new district in London. The programme will also deliver all the elements of a successful new neighbourhood including schools, health facilities, rail infrastructure and new open spaces.
The delivery of Meridian Two, with 200- 250 homes on the site, will reflect the key principles outlined in the Vision for Meridian Water, with homes and workspace completed by 2022/23 and reflect the Council’s aspirations for the wider development, which include prioritising the benefits for local people, creating a thriving new economy for the Lee Valley, offering a choice of affordable homes for local people and be designed to prioritise walking and cycling by choice.

The Meridian Two site is bounded by Leeside Road to the south, Ikea to the north and west and Pymmes Brook to the east and is located approximately 0.4 mile south of the North Circular (A406), 1.5 miles to the north of Tottenham Hale and 4.2 miles to the south east of Enfield town centre.
Meridian One, the first phase of Meridian Water, and the new Meridian Water station are located approximately 0.2 mile away.
The site, owned freehold by Enfield Council covers an area of approximately 0.7 ha.
