Project Profile

Meridian One

The first phase of Meridian One has been completed, and the final residents are moving in.

Meridian One consists of 977 homes and 2,300 square metres of leisure, retail, employment, and community spaces.

Meridian One will provide:

  • 50% affordable housing overall (made up of 25% Council homes, and 25% ‘intermediate’ homes).
    • The Council homes will be for London Affordable Rent (LAR) and the intermediate homes will include Shared Ownership Homes aimed at first time buyers and key workers.
  • The other 50% private homes will include homes for sale and for rent.

Vistry was successful in securing key planning approval for next phase at Meridian One, Meridian One B.

Meridian One A

The finished phase delivers 301 high quality new homes in Edmonton, establishing the first fully completed residential neighbourhood within the flagship development.

The council and its partners – homebuilder Vistry and registered affordable housing provider Sage Homes – have delivered a complete residential development that is home to hundreds of Enfield residents and helping to establish a new neighbourhood in Edmonton.

Meridian One B

Vistry, the UK’s leading mixed-tenure developer, has secured a non-material amendment (NMA) to Block D at Meridian One, marking a significant milestone in the delivery of this regeneration scheme in partnership with Enfield Council.

This approval clears the way for Phase 1B, which will deliver 676 high-quality homes across three buildings.

Meridian Waters First Homes

September 2023 saw the first residents moving into their new homes. Enfield Council tenants in Edmonton were the first people to be offered homes in the high-quality development.

The new homes are in Brambling and Greatcrest House. These buildings are named after native birds that can be found in the area. There are a range of family-sized homes, including accessible homes for disabled tenants as well as some one-bedroom residences.
